This is a fabulous brand new built traditional style Perigordian house with its own private pool that lies in the sought-after location in the quiet hamlet of Les Communaux. The house lies 4 kms away from the beautiful town of Montignac and the world-famous Lascaux Caves.
Our home has been decorated and furnished to a very high standard with open plan living downstairs with a double bedroom and bathroom to compliment the fully fitted kitchen, dining area and utility room.
The fully fitted kitchen is equipped with an oven, microwave, integrated fridge freezer, dishwasher and gas hob with an island unit and oak worktops.
In addition, we have a 42-inch HD TV with French TNT Sat. Also, English TV with and iPod docking station.
Wi-Fi is also available throughout the house, though rural France is not as quick as fibre optic in the cities.
Furthermore, in the living area, we have a log burner.
The downstairs double bedroom has fitted units, bedside cabinets and French doors that lead directly onto the outside terrace and pool.
The downstairs bathroom also has a power shower, toilet, oak fitted units and natural stone flooring.
The utility room has an automatic washer, tumble dryer and sink located next to the boiler for full gas central heating and hot water.
Downstairs the house has natural stone tiles on the floor throughout.
The dining area has an oak table with high back faux leather chairs. The French doors leading from the dining area open directly onto the outside terrace which has an 8-seater table and chairs with gas BBQ for outside dining under the shade of the canopy. 6 sunlounges and a 3 seat and 2 single chairs for lounging outside. This then leads onto the 6m x 4m swimming pool and terrace for exclusive use by our guests.
The house is set in its own private grounds with beautiful views across the Vezere valley to the south and Les Farges to the north. Ample parking space is available at the back of the house.
Montignac and all its amenities including a supermarket, shops, cafes, restaurants, Catholic church and Canoeing is a mere 5 minutes' drive away with many more beautiful towns and castles of the Dordogne and Vezere a little further afield.
Upstairs we have 1 king1 twin and 1 single bedroom with oak bedroom furniture, chest of drawers, wardrobes, and bedside cabinets.
The upstairs bathroom has a power shower with a toilet and fixed bathroom units with natural stone flooring.
Hairdryer and straighteners are also included.
Stair gates can be fitted to the top and bottom of the stairs, and a highchair and travel cot are also available if required.
